STATUTORY CHARGES: HIDDEN OR OPENED ? ALL YOU NEED TO KNOW EXPLAINED HERE.
Many times clients ask are there hidden charges or some call it extra charges (I wonder where they got those terms from) to pay ?
However, Truth be told there are other fees or charges to be paid aside the land price (plots of land bought) which I prefer to call STATUTORY CHARGES and they are OPENED not hidden.
Oh ๐ค I guess they got those terms from past experiences though some fraudulent real estate developers/companies who hide this fees from innocent buyers not until after they had made Land payment and committed themself.
Which is very Bad ! This is a more reason you need to be extra careful of whom you deal with and investigate before you drop your hard earned money for anyone.
Please ! INVESTIGATE before INVESTING, AVOID stories that touches the heart.
As I said earlier, there are STATUTORY PAYMENTS and these charges are not hidden but opened and this include SURVEY FEES, DOCUMENTATION FEES & DEVELOPMENT FEE (DSD).
Everybody buying land should know or who had bought in the past (Even if you don't buy through a company) knows that he or she MUST pay or do all these at one time or the other.
Aside the Developmental Fee in some cases is the only few you may not pay if you are buying a property that's not within an Estate, But you can't do without doing your Survey and Documenting your property Transactions.
And this is literally so because it's the inhabitants of an estate that develops and maintains it to their desired standard, the Government may just give support.
Hence the Development charges (which is for the provision of Electricity, Good road, Drainage system Street lights, Recreation parks etc) and this varies from one Estate to another based on Location, Standard, designs and amenities to be provided amongst others.
