The other charges are actually called statutory fees (some call it hidden charges but there is nothing hidden about it๐คฃ) and these fees are ๐๐ฎ๐ฌ๐ญ๐จ๐ฆ๐๐ซ๐ฒ when land is purchased.

๐๐๐๐ (Deed of Assignment or Deed of Agreement) which transfer ownership of the portion of land to the buyer is drafted and worked on by lawyers, normally they charge 10% or more has their charges but as you can see, that's already been subsidized by our company.
๐ฆ๐จ๐ฅ๐ฉ๐๐ฌ which maps out the portion of land paid for. This payment also goes to the Govt. has it's been processed in the Surveyors General office or land ministries, it's price is fixed for different local governments and locations but in our own benevolence we also give out discounts on this.
๐๐๐ฉ๐๐๐ข๐ฃ๐ ๐๐ก๐ง ๐๐๐๐ฆ which is meant for provision of infrastructures in the estate such as drainage system, road network, sewage system, recreation area, water, electricity, etc as government do not develop estates but it's inhabitants, and with this we introduce team work policy which drastically beats down the price due to power of leverage.
