Drinks and Food for Seller family and Workers:

The joy that comes with owning a piece of land or building a house calls for celebration and many a time, some would- be landlords organise a celebration with drinks, food and other items most especially during land possession. While celebrating, drinks and food items are given to ancestral landowners and site workers. On the one hand, it is gradually becoming the norm in some communities why some ancestral landowners see it as voluntary.

Community Leaders' Fee or Community's Fee:

In some communities, a fixed charge is expected to be paid to the community leader or for community development depending on the community, this can be negotiated. In some cases, ancestral landowners do not have power over this as it is collected directly by community heads or leaders. In some cases, receipts are issued while some do not come with receipts.

Community Boys or "Area" boys' Fee;

In some communities, community youths and/or street urchins known in Lagos and Ogun States as "Area boys" charge all manner of levies during land possession,material supplies and others. This is illegal and existing laws frown on this act greatly.

Despite the foregoing, it is difficult to avoid such if the community is notorious for such act. Our law enforcement policies at times make it difficult to escape this criminal act in dome communities and many times, some buyers resort to self help by mobilising enforcement officers during construction and all sort of methods. As for those who cannot go through the hassle of enlisting the services of security operatives, they would rather negotiate their way out for the sake of peace.

The issue of area boys is better solved by involving the landowners and perhaps community leaders during land possession. They are easily checked by these people.

During negotiation and payment, investigation as regards the activities of community or area boys must be sought for.

As I said in my previous post, diplomacy is one of the best approach many people do result to in solving such matters.

However, it's most advisable to avoid such scenerio I the first place so as not to experience those trauma and sleepiness nights that comes with such occurrence by engaging the services of experts realtors or professionals in such field who know the market trends and can help you avoid such experience.
