CERTIFICATE OF COMPLETION & FITNESS FOR HABITATION — What Every Smart Property Owner Should Know !
You’ve completed your building project... but hold on !
Before you move in or hand over those keys, there’s one final health check your property must pass — the Certificate of Completion and Fitness for Habitation (CCFH) issued by LASBCA (Lagos State Building Control Agency).
This isn’t just another piece of paper — it’s proof that your building is structurally sound, legally compliant, and safe for living or leasing.
Here’s a quick dose of real estate wisdom from #TheRealEstateDoctor 👇
🩺 Steps to Obtain Your CCFH:
1️⃣ Start with a valid Planning Permit from LASPPPA.
2️⃣ Submit your Letter of Intention and Development Permit to LASBCA.
3️⃣ Site inspection will be conducted to confirm your land status.
4️⃣ A file is opened for your project at LASBCA.
5️⃣ Submit all required documents:
Stage inspection payment evidence
Letter of introduction by your project consultant
Structural stability report (for old buildings)
Approved drawings & builder’s documents
All-risk insurance (for 3 floors & above)
6️⃣ Get your Green Sticker and install your project board.
7️⃣ Invite LASBCA for inspections at every construction stage.
8️⃣ Once completed, a joint inspection confirms compliance — and voila! You get your Certificate of Completion & Fitness for Habitation.
💡 Without this certificate, your property may be deemed incomplete or unsafe — even if it looks beautiful!
